[Spoilers] Two questions regarding character motivations in Season 3?

I just finished Season 3, and damn, what a depressing way to end a season. Definitely buying the next one on Amazon to watch it ASAP. However, I have two questions regarding character motivations in the last part of the season.

Firstly, why does Nacho tell his dad that Hector will seize his business, then invite Hector in happily? Was it because he knew Juan wouldn't allow a second business and would give Hector a reason to get angry and go into cardiac arrest?

Second, what was Jimmy's real motivation in getting Sandpiper to settle? Why did he go back after a huge absence? In the end, he has to make amends and cast himself out, saying that he only did it for the money. Was this really the case? I felt that Jimmy genuinely cared for Irene and the other residents.
